These Terms govern this website only. They do not replace any signed brokerage, agency, reservation, sale, purchase, tenancy, marketing, or other transaction agreement. Official records, permits, and the relevant signed documents govern each property transaction.
1. Website operator and acceptance
This website is operated by SEA SWEET HOME REAL ESTATE - L.L.C - O.P.C, Abu Dhabi, United Arab Emirates. ADREC profession licence: 202400744192. Trade licence: CN-5169222.
These Terms govern use of the website. By continuing to use it, you agree to comply with them to the extent applicable to your use. If you do not agree, please stop using the website. Merely visiting the website or sending an enquiry does not create a property contract, brokerage appointment, agency relationship, reservation, sale, lease, or payment obligation. Any such relationship requires a separate agreement and applicable formalities.
2. Nature of our services
Within its licensed scope, Sea Sweet Home may provide real estate brokerage, property marketing, property enquiry support, and real estate consultancy or investment-related property guidance. We generally act as an intermediary between clients and owners, landlords, tenants, buyers, sellers, or developers.
Any transaction-specific service is subject to verification, applicable authority requirements, and any separate written agreement. Unless expressly agreed in writing or required by law, we do not guarantee a counterparty's solvency or performance, or that a proposed transaction will proceed, receive approval, obtain financing, or complete. This does not exclude responsibility for our own conduct.
3. Acceptable use
You agree to:
- use the website only for lawful purposes;
- provide information that is accurate and that you are authorised to share;
- not impersonate the Company, its personnel, a property owner, or another user;
- not introduce malicious code, interfere with operation, bypass security, or attempt unauthorised access to systems or data; and
- not scrape, reproduce, exploit, or redistribute website content in breach of law, these Terms, or our written permission.
4. Property information and availability
The website may publish property records after an internal review. It does not take online reservations or accept property payments. Availability, price, area, layout, view, condition, payment terms, service charges, fees, completion dates, rental information, permits, and other material details must be reconfirmed in writing before any decision or payment.
We take reasonable steps to present information accurately and to correct material errors when identified. Information obtained from owners, developers, portals, or other parties may change. Images, plans, renders, and descriptions may be illustrative and should be identified as such. Nothing in these Terms permits false or misleading advertising or limits mandatory consumer rights. Visitors should rely on official records and signed transaction documents for a transaction.
An owner submission is a private request for review, not an instruction to publish and not an agency agreement. The submitter confirms that the information is accurate to the best of their knowledge and that they are authorised to provide the details and images. Sea Sweet Home may request verification, decline the submission, require corrections, or decide not to publish it.
5. No professional advice or guaranteed outcome
Website materials are general informational and promotional content. They do not constitute individualised legal, tax, mortgage, valuation, financial, or regulated investment advice. Brokerage or consultancy services provided under a separate written engagement remain subject to that engagement and applicable professional duties.
Sea Sweet Home does not guarantee profit, capital appreciation, rental income, yield, occupancy, financing approval, resale, completion, or a risk-free outcome. Any projection, comparison, or market view is an estimate that must be checked against current evidence, costs, assumptions, and risks.
6. Enquiries and user submissions
When you submit the website enquiry form, the information is sent to Zoho CRM for Sea Sweet Home to review and follow up. The separate WhatsApp option does not submit the Zoho form. You confirm that the information is accurate, lawful, and that you are authorised to provide it. Personal data is processed as described in our Privacy Policy and applicable law. An enquiry does not give the Company ownership of personal data or consent to unrelated marketing.
Do not send payment credentials, identity documents, bank statements, or unnecessary sensitive information through the general consultation form. The website does not provide a KYC-document upload facility; a separately approved secure process should be used if documents are required.
A Careers submission is an application for consideration only. It does not create an employment offer, interview commitment, or employment relationship. Candidates must provide accurate, relevant information and upload only a PDF CV within the stated size limit. Do not include identity documents, banking information, medical records, or other unnecessary sensitive material. Recruitment data is handled under the Privacy Policy and access to stored CVs is restricted to authorised staff.
7. Service and marketing communications
If you ask us to contact you, we may respond about that request by phone, email, or WhatsApp using the details you provide. Submitting an enquiry does not by itself subscribe you to marketing. Marketing communications will be sent only where lawful and, where consent is relied upon, after a separate affirmative opt-in.
You may withdraw marketing consent or opt out at any time by using the unsubscribe or stop method in the message, or by contacting us. An opt-out does not prevent necessary service, legal, safety, or transaction communications. Telephone, SMS, and social-messaging marketing remain subject to applicable rules, including Cabinet Resolution No. 56 of 2024 and the UAE Do Not Call Registry requirements.
8. Intellectual property
Unless stated otherwise, the website's original text, layout, and brand materials belong to Sea Sweet Home or are used with permission. Third-party photographs, marks, project names, and developer branding remain the property of their respective owners.
Website access does not transfer intellectual-property rights. You may not copy, modify, publish, sell, distribute, impersonate, or use protected content commercially without the relevant owner's written permission, except where applicable law expressly permits.
9. Third-party links and services
The website uses Zoho CRM and, after optional-cookie consent, may load Zoho SalesIQ and Zoho web-form analytics. The Careers service also uses private website database and file-storage infrastructure. Links to ADREC, UAE Government services, developers, portals, WhatsApp, mapping services, or other third parties may be provided for convenience, communication, or verification. 10. Website availability and security
We take reasonable steps to maintain the website, but do not promise uninterrupted, error-free, or continuously available operation. We may maintain, modify, suspend, or withdraw website functions for security, operational, legal, or technical reasons. This does not alter rights or obligations under a separate signed agreement.
Visitors should use current device security and exercise care with links and downloads. No internet service can be guaranteed completely secure or free from harmful components.
11. Limitation of liability and consumer rights
To the extent permitted by applicable law, Sea Sweet Home is not responsible for loss caused solely by unauthorised or unlawful use of the website, or reliance on preliminary website information without the verification expressly recommended above.
Nothing in these Terms excludes or limits any liability, right, or remedy that cannot lawfully be excluded or limited, including liability arising from the Company's fraud, fault, or harmful act, misleading advertising, breach of mandatory consumer or data-protection obligations, or obligations under a separate signed agreement. Rights under Federal Law No. 15 of 2020 on Consumer Protection and its Executive Regulation remain unaffected where applicable.
12. User responsibility and limited indemnity
You are responsible for independently verifying material property information before acting. This responsibility does not waive or reduce any obligation that applicable law places on Sea Sweet Home or another service provider.
To the extent permitted by law, a user is responsible for direct loss and reasonable third-party claims caused by that user's proven fraud, wilful unlawful conduct, infringement of third-party rights, or material breach of these Terms. This clause does not cover loss caused by the Company, remote or disproportionate loss, or waive any mandatory consumer right.
13. Privacy, cookies, and compliance
Use of the website is also governed by our Privacy Policy and Cookie Policy. 14. Governing law and jurisdiction
These Terms and related non-contractual matters are governed by the federal laws of the United Arab Emirates and the laws applicable in the Emirate of Abu Dhabi. Subject to mandatory consumer, regulatory, complaint-procedure, and jurisdiction rules, disputes concerning website use are submitted to the competent courts of Abu Dhabi. Nothing prevents a person from using a complaint or forum that applicable law makes available to them.
15. Changes, restriction, and severability
We may update these website Terms prospectively for legal, security, or service changes. The revised date will be displayed, and material changes will be notified where reasonably practicable. Changes do not retroactively alter existing signed agreements or reduce accrued or non-excludable rights.
We may restrict website access where reasonably necessary for security, unlawful activity, misuse, or material breach. This does not terminate a separate brokerage agreement or affect accrued statutory rights. If a provision is held invalid or unenforceable, the remaining provisions continue to the extent permitted by law.
