Aldar announced The Canopies on 21 July 2026 as the first residential community within Yas Point on the northern shore of Yas Island. Official material describes 592 apartments across six mid-rise buildings, with studios through three-bedroom homes arranged around a park-centred landscape.

The project is off-plan. Aldar's public campaign gives an estimated 2030 handover, but the binding completion and delay provisions are those in the exact sale and purchase agreement. An established-island address with a masterplan that is still planned in phases

Yas Point is planned as an approximately 600,000 sqm, AED 6 billion mixed-use waterfront destination with about 1,600 residences and an expected future population of around 5,000. Planned amenities include two resort-style pools with children's splash areas, gyms, retail and food-and-beverage uses, a private lounge, multipurpose rooms, coworking, indoor and outdoor wellness areas, an outdoor kitchen, dining terrace and children's play spaces.

The supplied visuals communicate design intent, not delivered specifications. Extensive pools, landscaping and indoor facilities may improve end-user appeal, but they also make the future service-charge budget and maintenance model important decision inputs.

The Canopies combines an established Yas Island ecosystem with an early position in a new waterfront masterplan. The mid-rise, park-centred design may appeal to residents who want apartment convenience with more landscaping and shared amenities than a typical tower.

Aldar reported AED 1.5 billion of launch sales on 31 July 2026. That is evidence of developer-reported initial absorption, not proof that the project sold out or that a later buyer will achieve rent, appreciation or resale liquidity.
