A city-scale plan that must be assessed phase by phase

Sobha announced Sobha City in April 2026 as its first large-scale residential development in Abu Dhabi. Its official release describes an approximately 38-million-square-foot masterplan in Al Bahiya, with an initial phase of approximately eight million square feet.

The scale is relevant to long-term place-making, but it does not establish the specification, registration, construction progress, completion date or value of an individual release. Those facts must be traced to the exact phase and property.

Al Bahiya access towards Yas and the airport - not a Yas Island address

Sobha City is planned in Al Bahiya, along the E10 and E12 corridor north of central Abu Dhabi. This can suit households and investors who value access towards Yas Island, Zayed International Airport and the surrounding employment corridor.

The project is not on Yas Island. Buyers should test real peak-hour journeys to their workplace, schools and regular destinations instead of relying on indicative marketing drive times.

Green space, waterfront and marina are planned differentiators

Apartment and villa demand, carrying cost and resale liquidity can differ substantially. Exact area, layout, plot, view, parking, finish and phase position must come from the current unit schedule and contract rather than a masterplan rendering.
